“Florida’s Treasure Coast is experiencing a real estate revival, ” says Leslie Olson, Director of Planning and Development for St.Lucie County. Her office issued more permits per month this year, than any period since 2007. Permit valuation is up 47% over 2015. And, the county averaged 13 new business openings per month. Amid this economic upturn, one of the largest tracts of undeveloped oceanfront land on pristine Hutchinson Island has been approved for development of 92 upscale beachfront condominiums.

Hutchinson Sands, a regionally significant 132-acre oceanfront parcel was approved last month by St. Lucie County and all agencies for development of 92 residential units. The property is now listed for sale at $9.9 million “Development Ready” through James P. Brown Realty, Inc. of Stuart.

Hutchinson Sands is one of the largest undeveloped tracts of land on South Hutchinson Island. It includes 930 feet of direct ocean frontage and extends westward across State Road AIA to the Indian River. It is located four miles south of the Ft. Pierce Inlet, between the Fredrick Douglas Beach Park and the Middle Cove Beach Park.

“The Hutchinson Sands site is currently unique on Hutchinson Island,” says broker, James P. Brown of Stuart as the land is being sold development ready.

“ An approved site plan with an access road from AIA to the ocean uplands allows for a total of 231,360 feet of gross residential development. Approvals and permits by the U.S. Army Corps of Engineers, the Florida Department of Environmental Protection and St. Lucie County give a buyer the option to create as many as 92 ultra-luxury condominium units with four living levels over parking overlooking miles of empty beaches,” Brown noted. “Photos on the Hutchinson Sands website show panoramic views of the natural shoreline and ocean will be viewed from all four living levels,” he added. West of AIA, the Hutchinson Sand parcel will remain as protected wetlands. Thousands of areas of such preserved environmental lands make St. Lucie County unique, added Olson.

“Because approvals to develop regionally significant properties on Hutchinson Island may take many years to secure, this opportunity gives a developer a competitive advantage of many years over the few other large sites on the barrier island, ” remarked Brown.

A web site was launched this week showing aerial views of the property, photos of the potential residential views, and information about the lifestyle activities found in nearby historic downtown Ft. Pierce, historic Jensen Beach and Stuart.

“Although, the most likely buyer is a developer,” says Brown, “the location could also be purchasedby an individual who wished to own one of the largest seaside family compounds on Florida’s Atlantic Coast.”

St. Lucie County offers some of the most pristine beaches on the east coast of Florida, an International Airport with free customs facilities, the Port of Fort Pierce with easy access to the Atlantic and is conveniently located midway between south Florida and the Orlando area.
